1. Definitions and applicability
1.1 These general rental terms and conditions apply to all reservations and rental agreements for accommodations of Quinta Barroso, located in Barão de São Miguel (municipality of Vila do Bispo), Algarve, Portugal.
1.2 The “Host” is Quinta Barroso, based at Estrada Municipal Norte, Sítio Fornos da Cal, 8650-452 Barão de São Miguel, municipality of Vila do Bispo, Algarve, Portugal. Contact details: email qb@quintabarroso.com, phone +31 6 1419 1140. The “Guest” is the person who makes the reservation and must be 18 years or older.
1.3 “Accommodation” refers to one of the following stays: tiny house Poema, Cantarei or Bonita, safari tent Safarie, or dome Liberdade.
1.4 By submitting a booking request and ticking “I agree to the rental terms and conditions”, the Guest confirms having read and accepted these terms.
2. Booking and confirmation
2.1 A booking is initially made as a request. The Host checks availability and confirms the request by email, stating the required deposit.
2.2 The reservation only becomes final once the deposit (or, for last-minute bookings, the full amount) has been received by the Host within the stated term (see article 4).
2.3 If the deposit is not received in time, the reservation lapses automatically and the dates become available again, without any further notice being required.
3. Prices
3.1 All prices are per accommodation per night, unless stated otherwise, and are in euros (€).
3.2 The total price shown at confirmation is binding for that reservation.
3.3 Safarie surcharge: for a stay in the safari tent Safarie the first 2 guests are included; for each additional adult (from the 3rd adult onwards) a surcharge of € 15 per person per night applies, payable in cash on arrival.
3.4 Tourist tax: no tourist tax (taxa turística) is currently charged.
3.5 Children: a “child” is a guest up to and including 12 years of age; from 13 years a guest counts as an adult. Children count towards the maximum number of guests of the accommodation; no separate child rate applies.
4. Payment
4.1 Deposit: upon confirmation a deposit of 30% of the total price is due, payable within 5 days of the confirmation.
4.2 Last-minute (arrival within 7 days): the full amount is due immediately, payable within 48 hours of the confirmation.
4.3 Balance: when paying by bank transfer, the remaining amount must be received no later than 48 hours before arrival; otherwise the balance may be paid in cash on arrival.
4.4 Payment is made via bank transfer to IBAN PT50 0035 0674 0001 9914 4308 4 (in the name of R. Snikkers), as stated in the confirmation. If the balance is not paid on time, the Host reserves the right to cancel the reservation while retaining the deposit.
5. Arrival, departure and stay
5.1 Check-in: from 3:00 PM. Check-out: by 11:00 AM at the latest.
5.2 The minimum length of stay is 2 nights and applies to all accommodations in all periods.
5.3 The stated number of guests (adults and children) may not exceed the maximum of the accommodation. In case of exceeding this number, access may be refused.
6. Cancellation and changes
6.1 Cancellation by the Guest must be made in writing (by email). The following conditions apply to cancellations:
- Cancellation more than 14 days before arrival: the deposit is refunded, or on request kept as credit for a later booking.
- Cancellation within 14 days before arrival: the deposit (30%) is forfeited.
- Cancellation within 7 days before arrival, or in case of no-show: the full amount is due.
6.2 Any deposit already paid is offset against any amount owed.
6.3 We advise the Guest to take out cancellation insurance.
6.4 Changing the dates is possible in consultation and subject to availability; the Host is not obliged to agree to this.
7. House rules
7.1 Pets are not allowed.
7.2 Smoking is not allowed inside the accommodation. Smoking outside is permitted with respect for nature and fire safety.
7.3 The accommodations are located in a quiet, rural setting; we ask you to respect the peace, the natural surroundings and the neighbours, in particular between 10:00 PM and 8:00 AM.
7.4 The pool is shared and not heated; use is at your own risk. There is no supervision. Children only under the supervision of an adult.
7.5 The Guest treats the accommodation and its contents with care and leaves them tidy on departure.
7.6 Open fire is not allowed due to fire risk in the dry, natural surroundings. This includes, among other things, campfires, fire baskets, torches and loose candles.
7.7 No loud music. We ask you to be considerate of the other guests and the peace on the premises.
7.8 Only the guests stated in the booking may stay overnight in the accommodation. Allowing additional people to stay overnight is not permitted without the Host’s prior consent.
8. Damage
8.1 No security deposit is required.
8.2 Damage or loss must be reported by the Guest and will be compensated. The Host may invoice demonstrable damage afterwards.
9. Liability
9.1 Staying at and using the facilities (including the pool) is at your own risk. The Host is not liable for injury, loss, theft or damage to persons or property, except in the case of intent or gross negligence on the part of the Host.
9.2 The Host is not liable for the unavailability of external services beyond its control (e.g. power, water or internet outages). Note: there is no Wi-Fi on the premises.
10. Force majeure
10.1 If, due to force majeure (e.g. natural disaster, fire, government measures), the Host cannot make the accommodation available, an alternatieve date or a refund of the amount already paid will be offered in consultation. Any further compensation is excluded.
11. Privacy
11.1 Personal data is used solely to process the reservation, in accordance with our privacy policy.
12. Governing law
12.1 This agreement is governed by Portuguese law. Disputes are submitted to the competent court in the region where the accommodation is located (Lagos/Faro district, Portugal).
